| CLIENT: | AutoZone for CoolSys Light Commercial Solutions, LLC |
| LOCATION: | Lake Stevens, Washington |
| PROJECT TYPE: | Mall Tenant Improvement |
Permit Place was engaged to provide permit expediting services for an AutoZone tenant improvement within a mall location in Lake Stevens, Washington.
Working on behalf of CoolSys Light Commercial Solutions, LLC as part of the broader CoolSys program, our team managed permits for HVAC and structural scope, coordinating closely with the Community Development Department to secure plan check approval.
This project focused on a TI package involving HVAC upgrades and related structural work, requiring quick, accurate submittals to keep the national program schedule on track. Permit Place was engaged to streamline the process and ensure that the Lake Stevens location stayed aligned with CoolSys’ rollout objectives.
Challenges
The primary challenge on this project was timing. The only delay stemmed from waiting to receive final plans from the client for submittal. Permit Place needed to follow up multiple times to obtain the completed construction documents so the application could move forward.
While this was outside the jurisdictional process, it had the potential to impact the overall timeline for this mall TI. Careful coordination and consistent communication were required to prevent internal delays from affecting the permit issuance date.
Solutions and Strategies
To mitigate schedule risk, Permit Place implemented proactive measures from the outset.
Our Due Diligence process identified all submittal requirements with the Community Development Department in advance, so that once plans were received, they could be routed immediately for review.
We combined strategic application planning with clear, timely communication to the client about missing items and next steps. This allowed us to submit a clean, complete package for HVAC and structural improvements that supported a smooth first-round plan check approval.
Project Wins
Once the completed plans were in hand, Permit Place secured the issued building permit in just 16 days, and in the first round of review. This minimized back-and-forth with the Community Development Department and kept the CoolSys program rollout on schedule.
The efficient turnaround demonstrated how disciplined Due Diligence, proactive measures, and focused permit expediting services can protect timelines even when documentation is delayed. For AutoZone and CoolSys, the Lake Stevens mall TI proceeded without jurisdiction-driven delays, supporting consistent execution across the broader CoolSys program portfolio.
