Permit Place recently embarked on a project with Raising Cane’s. The project in focus was a renovation of a 5,915-square-foot restaurant located in Torrance, CA. California permits are a range of permits necessary, including Building, Mechanical, Plumbing, Electrical, and Health.
What’s the Challenge
The project presented a significant challenge, which we uncovered during the due diligence process. The local Authority Having Jurisdiction (AHJ) imposed a rule that plans check submissions could not proceed until entitlements were approved.Â
This procedural obstacle could have led to considerable delays, affecting the estimated project turnaround time of 5 months. In addition, Raising Cane’s was already paying rent on the space, so any delays would get expensive quickly.Â
Project California Permits Win
Despite the challenging circumstances, our team devised an innovative solution to sidestep the procedural hurdle.Â
We divided the project scope into two separate projects – interior and exterior. Our California permits team submitted the interior scope for plan check separately, allowing this portion of the project to move forward while waiting for the entitlement approval necessary for the exterior scope.
This strategic move paid off significantly. It led to a quicker approval process that far outpaced the initial estimate of 5 months. Instead, the approval process was completed in just 2 months and 25 days.
