Permit Place recently had the privilege of partnering with LDA Design Group on a significant renovation project for a 17,155 sq ft retail space within a bustling mall in Sacramento, CA. The project scope encompassed comprehensive due diligence and expedited permit acquisition for building, mechanical, plumbing, electrical, and fire systems under the project banner of “Mall Tenant Improvement Permits.”
Challenges
A primary challenge arose unexpectedly when the city initially overlooked our expedited request during the first round of submissions. This oversight required our team to intensify efforts later in the process to maintain our original timeline, placing additional pressure on our operations and requiring meticulous coordination and communication to keep the project on track.
Solutions and Strategies
In response to the challenges, Permit Place implemented several robust strategies. The team engaged directly with city officials to clarify and expedite the review process, ensuring that further submissions received the attention they required. Our due diligence process played a critical role, initially identifying key contacts, understanding precise plan formatting needs, naming standards, relevant fees, and the specificities of building codes required by different departments. This preparation was pivotal in navigating the complexities of the permit approval processes effectively.
Project Wins
Despite the initial delays, we successfully adhered to the estimated 12-week timeline for the approval process. A significant win for the project was our ability to negotiate with the Fire Department, deferring the Sprinkler/Alarm system submission which was initially required to be filed together with other documents. By obtaining clearance to submit this at a later stage, we not only adhered to the stringent timeline but also optimized the approval process efficiently.
