Permitting for to Renovate Fire Damaged Retail Location

Lee Family Trust partnered with Permit Place to manage the permitting process for a rebuild after a fire damaged its retail space in San Jose, CA.

The construction required both interior and exterior work. Lee Family Trust was counting on Permit Place to streamline the permitting process so that retail activity could recommence as soon as possible.

The Challenge

San Jose is one of the hottest markets in the country right now. As a result, there is a substantial backlog of permit applications. On average, initial project reviews take approximately three months following submittal.

Project Highlights

Permit Place has done so much work with the City of San Jose and understands its application requirements so well that we were granted special standing with the city planning department. 

This means that Permit Place has a weekly meeting with the City to submit new permit applications or review open projects. In addition, our submittals are not subjected to the initial plan review. 

Thanks to this relationship, Permit Place got Lee Family Trust’s project into a streamlined express plan check program. 

The first round of comments was issued the same day as the submittal, and the permit was approved the same day as the 2nd submittal. 

During the permit issuance process, it was uncovered that the City of San Jose did not have the correct ownership or addressing information for the property. We worked with the City to resolve this and even went to the County Recorder’s Office to obtain property records for the client. 

With our assistance, Lee Family Trust saved 103 days (more than 3 months) on their schedule.
