Permit Place recently completed permit expediting services for Reztark Design Studio, LLC on a tenant improvement (TI) at Beverly Connection Mall in Los Angeles, California. The project involved a mall TI to:
- Create new offices, fitting rooms, and a stock room
- Coordinate with a landlord-installed RTU while managing all associated ductwork distribution
- Upgrade existing restrooms with new fixtures and finishes to align with the client’s brand standards

Challenges

Several accessibility-related items required clarification and refinement across multiple review cycles to align with the Los Angeles Department of Building and Safety’s interpretations for this specific mall tenant improvement.
Because ADA compliance in mall environments can involve nuanced application of code requirements, particularly where existing conditions, restrooms, and fitting rooms are involved, maintaining momentum required sustained coordination with the authority having jurisdiction (AHJ) and careful management of successive comment letters. At the same time, coordination with anchor-tenant stakeholders operating on tight timelines increased the importance of minimizing review friction and protecting the construction schedule.
