Permit Place Now Files Directly with the NYC Department of Buildings

Permit Place is now a Registered Class 2 Code and Zoning Representative with the New York City Department of Buildings.

In plain terms, that means our team can file, track and manage permit applications directly with the DOB, and sit down with plan examiners on your behalf, anywhere in the five boroughs. If you’ve ever opened a location in New York, you already know why that matters.

What changed

New York has always been part of our clients’ footprint, so we’ve been managing NYC projects for years. But until now, the actual DOB filing had to go through the architect or engineer of record, or through a local partner. We coordinated, we chased status, and we relayed answers. There was always one more handoff between you and the Department.

That handoff is gone. Our registered representative submits the application, monitors it in DOB NOW, responds to objections, and meets with plan examiners when a conversation will move things faster than another round of paperwork. You deal with one Permit Place team from pre-filing through sign-off, the same way you do in every other market we serve.

What this means for our clients

Most of the retailers, restaurants and banks we work with are opening locations in several states at once. They don’t want a different process, a different vendor and a different status report just because one of those locations happens to be in Manhattan. Now they don’t need one.

  • One point of contact. The team that handles your Dallas and Denver permits handles your New York permits too
  • Real-time status. We see what the DOB sees, so you hear about an objection from us the day it posts, not after it has passed through two inboxes.
  • Faster resolution. Objections and plan-examiner meetings get handled by someone who already knows your project, not a partner reading the file for the first time.
  • Due diligence through approval. With PermitNow.io on the front end and our registered representative at the DOB, we can take an NYC site from “Can we build this here?” all the way through plan approval.

Our goal has always been a seamless permitting solution nationwide. New York was the biggest gap in that promise, and we’ve closed it.

Architects and engineers

If you’re the design professional on a New York project, nothing about your role changes. You remain the Applicant of Record, and your drawings still carry your seal.

What changes is who does the chasing. We can now handle the filing, the DOB NOW tracking, the objection responses and the examiner appointments, so your team spends its hours on design instead of on hold with the Department. Many of the architects we work with across the country have asked when we could do this in New York. The answer is now.

What is a Class 2 registration

The DOB registers filing representatives in two classes. Class 1 representatives can submit and retrieve documents. Class 2 Code and Zoning Representatives can do that and also appear before plan examiners and DOB technical staff to work through approvals. We chose to pursue Class 2 because the examiner conversation is where New York projects are won or lost.

Getting there requires a DOB background investigation, code-of-conduct training, Department-approved coursework, and either a four-year degree in architecture or engineering or a documented record of filing experience. The registration is valid for three years.

Let’s talk about your New York projects

If you have a location planned in the five boroughs, or one that has been stuck in the DOB queue longer than it should, we’d like to hear about it. Reach out to your Permit Place project manager, or contact us at permitplace.com and we’ll get started.

Thanks for trusting us with your permits. We’re glad to finally be able to say: New York included.
